Dear Community,
 
This is a challenging time for all of us as individuals, a community and a nation with the coronavirus outbreak.
 
Our Social Times Committee has had to cancel the recent spring events planned to ensure we respect the government and local authorities’ recommendations and avoid any social interactions that could make this situation worse. However, this does not have to stop us from "socializing" on our online communication platforms as a Community!
 
In lieu of Easter Egg Hunt we are organizing a SPRING PHOTO CONTEST! This is a strictly ONLINE event that will run starting today, April 10th and end next Sunday, April 19th. If you wish to participate please send a spring photo of your display to social@unionmills.com. You might choose to send a photo of your own yard/garden, a spring family picture or an Egg Hunt picture in your own yard – it can be anything with a spring theme. 
 
Email your photo by Sunday April 19th to be entered for the spring photo contest! We will create an album on our Facebook page and Union Mills Community Association (UMCA) website. All participants will be entered into a randomized drawing for prizes! Pictures and winners will be announced on the HOA Facebook page and may also be included in an emailed newsletter.  Prizes feature gift cards to local restaurants to support them during this time. There are 15 prizes to be awarded!

Attention: Patriot Disposal is no longer picking up bulk items, yard waste or any trash not in a closed container during this time. These new rules help reduce the amount of contact workers have with individual items and provides more protection for them. Here is the Notice from Patriot (click here).

Hello Union Mills Community!
 
There are several updates for our beautiful community that we don’t want you to miss!
 
Upcoming Events
 
  • Annual Inspections will start August 10th. Look for an email from FSR or check the HOA guidelines for reminders on what to clean up and address.
  • As a thank you to the community for working with us through these uncharted times, UMCA will be offering FREE carwashes at the pool parking lot on one lucky Saturday in August! Stay tuned for date and times to come soon!
  • August Board meeting is August 5th.  This has changed from an annual meeting to a regular board meeting held virtually. See more details below.
  • Board elections and HOA votes have been postponed. This is due to an in-person requirement for meeting that cannot currently be met. Again, see more details below.
  • Movie Nights are in the works! The Social Committee is researching how to start the outdoor movie nights again so look for an update soon!
  • UMCA Tot Lot and Tennis Courts will be opening up by August 3rd. You’ll see new sanitizing stations and cleaning being done. The code to the tennis courts is changing so email Natalie.McCracken@fsresidential.com.
  • Effective August 3rd, UMCA will utilize Battlefield Towing for towing services. Signage will be updated to reflect this change.
  • Community-wide survey to be emailed out soon asking for feedback and suggestions on solar lighting locations, use of the tennis courts and ideas for improving the trash issues.

UMCA Announcement on Pools for the 2020 Summer Season

Hello Union Mills Community,
 
There are several announcements this morning for the Community so let’s get started!

Pool
 
The Board of Directors on June 22, 2020, decided that the pool will remain closed for the 2020 summer pool season. This was a difficult decision to make; however, in view of the ongoing pandemic, it was determined to be in the best interest of the Association.

The Board’s decision was made for the following reasons:
  
  • First and foremost, we are closing the pool for the season out of an abundance of caution for the safety and well-being of our residents and their families, employees, staff and guests. 
     
  • Secondly, we feel we will be unable to meet our community residents’ expectations for service at the pool because of mandatory limits on occupancy by number and/or time constraints; social distancing requirements; wearing of masks; etc.  Further, it is unknown how or if the Governor will amend his executive orders to lift restrictions allowing a return to normal operations. 
     
  • And, finally, the potential liability from a potential claim if someone became sick and filed a lawsuit is not covered by our insurance.  As a result of the SARS outbreak in 2002, insurance companies began inserting a pandemic exclusion into their policies. HOA general liability insurance covers injury claims for things like slip and fall accidents on common grounds, but excludes pandemics such as COVID-19. Because of the pandemic exclusion, if someone sues the HOA alleging that it was negligent in, for example, sanitation or hygiene measures, the burden of paying for legal representation to defend against the suit as well as any potential settlement or court judgment would ultimately fall on the individual homeowners in Union Mills.  Thus, any settlement or court judgment could result in substantial assessments against UMCA members.

Good afternoon!
 
Just a reminder that this weekend we have two community events finishing up, and let’s finish up strong!
 
Graduates will be receiving a special treat, dropped off tomorrow (Saturday, 05.30) morning at doorsteps around the community!  If you haven’t submitted your graduate yet, please do so by end of the day today (05.29) so that we can tell them congratulations! Email social@unionmills.com
 
And . . . we have some large pizzas to still give away! It’s Family Community Clean-up time and goes through Sunday, May 31st. Join with your family by helping to clean up trash in your surrounding common area or cul-de-sac.  The first 10 families who send us a picture of a community area they cleaned up and their “trophies” (garbage bags) by Sunday, May 31st will receive a large family pizza from Rosemary Thyme. Remember to send your photo to social@unionmills.com by May 31st.

We have two community events going on right now! In case you missed it . . . 
 
#1 Shout out to all of our Union Mills 2020 high school and college graduates! Please email us at social@unionmills.com by end of the day, TODAY (5/22/20), with your graduate’s name and address. We look forward to celebrating all our graduates by providing some special doughnuts to each of you. Adult graduates count too! If you know of a graduate in the neighborhood, please also email us so we can make sure we add them to the list! 
 
#2 Family Community Clean-up started last weekend (May 15-17) and goes through Sunday, May 31st. Join with your family by helping to clean up trash in your surrounding common area or cul-de-sac.  The first 10 families who send us a picture of a community area they cleaned up and their “trophies” (garbage bags) by Sunday, May 31st will receive a large family pizza ordered from one of the local pizza restaurants. This is a win-win! The little things we do each day go a long way to protect our environment and help to maintain or improve the water and air quality and keep our community beautiful and clean. Remember to send your photo to social@unionmills.com by May 31st. 
  • Please remember to respect social distance if you happen see other neighbors picking up trash in the same area as you.
  • Please remember to take healthy precautions.

Dear Residents:
 
I'm reaching out to the entire community this morning and kindly asking if you can please put all trash bags in a container or toter. The below pictures of vultures getting into the trash bags is happening almost on a daily basis throughout the neighborhood. We are asking that you please help us keep the community clean by placing your trash bags in a toter. We understand that this can still happen for cans that are overflowing but if everyone cooperates it shouldn't happen as often. If you need a toter please call Patriot Disposal at 703-257-7100 and they will be able to assist you. If you are putting out plastic bags, we ask that it please be a heavy duty trash bag and not a thin flimsy bag that is easily accessible to vultures or any other animals who may be interested in the bags.
 
 
 
 
Mallard Watch Way Residents:
If you live in the first section on Mallard, you will notice that the Board approved and installed new shrubs to be planted around the tree and river rock. If you live in this section of Mallard Watch Way, please DO NOT put trash in this area or pile it on top of the shrubs or tree as you will eventually kill the tree and new shrubs. Please place your trash across the street by the light pole. If you are an absentee owner in this section, please send this reminder to your tenants. As you can see in the picture below, there was a massive amount of trash yesterday in this area. Please do your part in helping us maintain the common grounds by not putting trash in this area.
 
If you are putting bulk items out for pickup, Patriot will not pick them up. Please call them to arrange a special pickup using the phone number provided above.

Thank you everyone for your support as we continue to address the trash issues in the community. With your help we will be able to maintain the common grounds and hopefully get rid of these pesky vultures that continue to be a nuisance.
